The Issue of flooding and their effects on development have become a significant problem in recent years. The Environment Agency are now consulted over applications where flooding is, or may become an issue. Areas that can be affected by flooding vary from coastal areas, low lying land in the vicinity of streams and rivers, and land where ground water levels are close to the surface and flooding could occur after heavy downfalls of rain.

In circumstances where the Environment Agency consider there to be a risk of flooding, they may require a Flood Risk Assessment to accompany a planning application.
